What is a Certificate of Final Inspection?

A Certificate of Final Inspection is a statutory document issued under the Building Act 1993 that confirms building works have been completed in accordance with the approved Building Permit.

It is typically issued for extensions, alterations, and ancillary structures to existing buildings, including dwellings and outbuildings, where an Occupancy Permit is not required. The requirement for a Certificate of Final Inspection will be clearly stated on the Building Permit.

Why is a Certificate of Final Inspection Required?

The Certificate of Final Inspection allows the Relevant Building Surveyor to formally confirm that the completed building works comply with:

  • The approved Building Permit documentation 
  • The National Construction Code (NCC) 
  • The Building Regulations 2018 

It also establishes the commencement date of the statutory liability period for all Registered Building Practitioners involved in the project.

What Does the Certificate Include?

A Certificate of Final Inspection will typically:
